A lot of associations rely on the word of vendors to complete the work they were hired to do in a timely manner. However, the reality of the situation is that a lot of vendors must face last-minute changes in their schedules and face delays as well when working with multiple clients on a daily basis. The result often means that they may place a project on the back burner while waiting for a part or something similar to get the job done. That's when delays happen, and it's always harder to catch up than it is to stay on top of things.



How will Guerra Site Management take care of these kinds of issues?

We have a system that starts with daily, on-site operational oversight where we meet with each vendor assigned to do work at the property, and monitor their time there. We also maintain communication with them and get an update on the job progress before they leave the property. This information is then used to follow-up with them as deadlines approach to make sure the job-at-hand doesn't experience any preventable delay or reschedule.

Emergency Response Coordination

Emergency situations arise unpredictably in life and can temporarily affect the day-to-day living arrangements of residents in a building. Whether this means organization of first responders, to other unexpected situations like water leaks, our team can help mitigate these situations and work to restore normalcy as soon as possible.



What will GSM do in emergency situations?

Our daily, on-site operations personnel have a predetermined plan of action for emergency situations. For example, one of the first steps will be to notify residents of any incidents of this nature, so that they have as much notice as possible that will help them stay safe and plan accordingly. Also, we work quickly to assist any emergency/first responders to the property so that they can have fast and easy access to the building to do what they need to do. Finally, GSM will document these situations as well as obtain any available report numbers and names of the personnel on scene for future reference.

Efficient Communications with Residents and Board Members

If you have ever lived in a condo or a property with an association, you are probably aware of the difficulties in communicating effectively with all of the parties that you're trying to reach. → Any deferred maintenance projects will receive an assessment from our company to provide a better analysis for board members and residents to use for a final decision, and help avoid any costly mistakes.

→ Property maintenance & cleanliness can easily be addressed by using the recent add-on janitorial and custodial services offered by Guerra Site Management. Because of our experience in this field, we are already aware of the most common cleaning services that can be useful to an HOA.
